What Are Building Regulations?

Building Regulations are statutory instruments that seek to ensure that the policies set out in the relevant legislation are carried out. Building regulations approval is required for most building work in the UK. Building regulations that apply across England and Wales are set out in the Building Act 1984.

Why Do We Have Building Regulations?

When you are constructing your new house extension, basement or loft extension, it is important that you are aware of Building Regulations and these are are followed and adhered to.

Building regulations are minimum standards for design, construction and alterations to virtually every building. The regulations are developed by the UK government and approved by Parliament. The Building Regulations 2010 cover the construction and extension of buildings and these regulations are supported by Approved Documents.

Who Develops and Enforces Building Regulations?

The regulations are developed by the UK Government and approved by Parliament. They are monitored and managed by local Government planning departments, who will require notified of any building work being planned and approved work being undertaken. Each stage of building projects may involve visits to the construction site by inspectors.

A local authority has a general duty to enforce the building regulations in its area and will seek to do so by informal means wherever possible. If informal enforcement does not achieve compliance with the regulations the local authority has two formal enforcement powers which it may use.
